Phase I & II Environmental Site Assessments, contamination assessment, and remediation support.
Understand and manage contamination risk before you build or transact. King EPCM provides an expert environmental engineering team to handle everything from small projects to the most complex sites, and guides your project to a compliant, build-ready outcome.
All ESA Phase I and II reports are overseen by a Qualified Professional under O.Reg 153/04. Phase I is a focused review identifying potentially contaminating activities; Phase II involves physical sampling and chemical analysis of soil and groundwater. We also provide remediation of confirmed contaminants.
King EPCM is a fully licensed Well Contractor, specializing in shallow environmental testholes up to 20 ft deep. Our specialized tools let us quickly construct monitoring wells in tight areas that are difficult for standard drills, without requiring pre-defined locates.
Contaminated soil is one of the largest issues for landowners and developers. Many rural townships require chemical testing before large soil loads can be moved or received. We offer the flexibility to help clients dumping soil, or legally receiving soils on their property.
We help the building and development industry comply with O.Reg 406/19 — acting as Qualified Person, and preparing Assessments of Past Uses, Soil Characterization Reports, Sampling & Analysis Plans, Excess Soil Destination Assessment Reports, and site-specific reuse standards using the MECP BRAT tool.

A Phase I ESA is a non-intrusive review of a property's history, records, and current conditions to identify potential or existing environmental contamination. It is commonly required before property transactions, financing, or development.
A Phase II ESA is needed when a Phase I identifies a potential concern. It involves intrusive sampling and testing of soil and groundwater to confirm whether contaminants are present and at what concentrations.
