Markets we serve

Commercial Subdivisions

Retail plazas, business parks, and industrial blocks live or die on two numbers: developable area and servicing cost. We design the servicing, stormwater, and grading to maximize the usable, developable area at the lowest servicing cost — and we’ll take the whole package or slot into your builder’s team for just the piece you need.

Overview

More developable area, lower servicing cost

Commercial and industrial subdivisions carry heavier servicing and stormwater loads and larger hardscape than residential — and site-plan approval hinges on getting servicing, stormwater, grading, pavement geotechnical, and change-of-use due diligence to line up. We coordinate these so the submission is complete and internally consistent.

On ICI subdivisions the decisions often run through a builder or lead consultant, and the ownership team may keep prior engineers for parts of the work. We’re built for that: take the full multi-discipline scope, or just the slice you need — and either way, design that squeezes the most developable area out of the site while keeping stormwater and servicing costs down.

Across a commercial-industrial subdivision lifecycle

  • Site servicing
Water, sanitary, and storm servicing design that meets municipal standards.
  • Stormwater
SWM quantity and quality controls that maximize impervious area (rooftop and parking) at minimum SWM cost.
  • Ground conditions
Geotechnical for pavements, floor slabs, and foundations in potentially soft and wet conditions.
  • Due diligence
Identify chemical and natural-heritage risks, then evaluate and create solutions to maximize total developable area.

A builder or lead consultant assembling the team?

We’re an easy engineer to add to your roster. Hand us the whole civil-and-below package, or just the discipline you’re missing, and we’ll match your standards, your schedule, and your submission format — then design to maximize the client’s developable area and hold servicing cost down, which is what earns the next one.

Where we help

Common issues & when to call us

What does site-plan approval require?

We assemble the servicing, grading, and stormwater package your municipality needs for site-plan control.

My site has a lot of pavement β€” will stormwater be an issue?

Large impervious areas usually trigger enhanced quantity and quality controls. We design stormwater management that meets the criteria.

I'm redeveloping a former use β€” do I need environmental work?

Likely. A change of use may require a Phase I / II ESA and a Record of Site Condition before occupancy.

Is there enough servicing capacity for my site?

We confirm available water, sanitary, and storm capacity, and design the connections.
