Expanding, building out, or buying a commercial or industrial site? You need engineering that keeps your project moving — not a consultant you have to chase. We’re fast and responsive on the environmental, geotechnical, and site-design work these projects hinge on — and we aim to be the engineer you call for the next site, too.
ICI work often starts with environmental due diligence — a Phase I or II ESA for a purchase, financing, or redevelopment — and moves into heavy-load foundations, large-area stormwater, and provincial approvals like an ECA for air, noise, or sewage. We handle the environmental, geotechnical, and site-design questions that carry the most risk on these sites.
You’re running a business, not managing consultants. Our job is to be responsive, produce deliverables you can build from, and make approvals straightforward — so the project never stalls waiting on us. Many of our clients here own or operate more than one site: get the first one right, and we become the easy call for the next.
Then you want an engineer who already knows your standards and picks up the phone. We build long-term relationships with owners and operators across a portfolio — the same responsive team, from a Phase I ESA on an acquisition through to the ECA on an expansion — so each new project starts faster than the last.
Specific deliverables we routinely provide for this market.
Usually a Phase I ESA, and a Phase II if concerns are identified. We deliver both and advise on the risk.
Excess soil is regulated. We plan the sampling, characterization, and reuse under O. Reg. 406.
We investigate the soil (SPT) and design slabs and foundations for the actual loads.
Possibly β for air, noise, or sewage. We prepare the Environmental Compliance Approval and any supporting studies.
We're building a library of plain-language technical guides. Here's what's relevant so far β more are on the way.
